Thailand: facing the frustrations of a diminishing market

Abstract
The problems of the Thai industry are common to many countries:- foreign companies entering the market in increasing numbers; a shortage of work due to the recent speculation-led boom; obstacles to working abroad; and so on. But in Thailand there are additional difficulties as well: the government's attempt to register all contractors in order to further control the industry; the tendency of clients to negotiate bids after the tendering phase has been completed; bids that are forced down to almost half of the engineer's estimates by the pressure of competition (even before negotiations commence); difficult structural conditions in Bangkok (where most high rise building construction takes place) including a high water table, an absence of bedrock, flooding, and (a more recent concern) earthquakes.
